Maintenance Supervisor - Sioux City, IA

This Maintenance Supervisor is responsible for maintaining all HCI Real Estate Company properties in the Siouxland and Winnebago area which includes yet not limited to repairing and replacing items that need to be attended to as requested through Real Estate Help Desk by tenants and work alongside other maintenance employees to respond in the field. The duties of this position also include overseeing the purchase of new equipment or repairs on the equipment that is owned by HCI Real Estate Company. The individuals that are employed as commercial and maintenance employees are to report to this individual with their work hours and timesheets plus any major issues that arise. This position also includes working with property managers to ensure that all issues are addressed and assisting with approval of invoices and hiring vendors.

- Prepares work schedules, assigns work and oversees the work product while minimizing overtime and call-in hours.
- Coaches, counsels and manages performance of direct reports.
- Develops and maintains a preventative maintenance schedule program for
applicable equipment and machinery.
- Arranges for and manages appropriate third-party contractor support as needed.
- Prepares budgets and secures estimates and cost quotes as needed.

This position manages all employees of the department and is responsible for the performance management and hiring of the employees within that department.
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outside weather conditions.
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling and climbing all day. The employee must frequently lift or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Position Type/Expected Hours of Work
This is a full-time position. Days and hours of work are Monday through Friday, 8:00 a.m. to 5 p.m. Occasional evening and weekend work may be required as job duties demand.
Travel is required during the business day, out-of-area and overnight travel to be expected.
- Successful completion of an accredited management training program.
- Previous supervisory experience.
- Minimum of six years’ related experience.
High school or trade school diploma
Additional Eligibility Qualifications
Maintains a valid Driver’s License and be insurable under company insurance provide/program.
